These Terms & Conditions (“Terms”) apply to all services provided by Odd Jobs & Estate Management Services (“we”, “us”, “our”) to the customer (“you”, “the client”). By booking our services, accepting a quote, or allowing work to commence, you agree to these Terms.
1. Services Provided
1.1 - We provide general handyman and plumbing services, including but not limited to:
- Repairs and maintenance
- Installations and replacements
- Minor building and property maintenance
- Domestic plumbing works
1.2 - All plumbing work is carried out in accordance with applicable UK regulations and standards, including the Water Supply (Water Fittings) Regulations 1999 where applicable.
1.3 - We do not carry out gas work.
2. Qualifications & Compliance
2.1 - We confirm that we hold appropriate qualifications, experience, and insurance for the services we provide.
3. Quotes & Proposals
3.1 - Quotes are based on the information provided and visible conditions at the time of inspection.
3.2 - Quotes are valid for 28 days unless otherwise stated.
3.3 - Proposals are not fixed prices and may change if:
- Additional work is required
- Hidden or unforeseen issues are discovered
- You request changes to the scope of work
3.4 - Any additional costs will be discussed and agreed where practicable before proceeding.
4. Pricing & Payment
4.1 - Payment is due immediately upon completion of the work, unless otherwise agreed in writing.
4.2 - We reserve the right to request a deposit for larger jobs or where materials must be ordered.
4.3 - Accepted payment methods include bank transfer, cheque, and cash.
4.4 - Late payments may incur reasonable recovery costs and statutory interest under the Late Payment of Commercial Debts (Interest) Act 1998 where applicable.
5. Materials & Parts
5.1 - Materials and parts may be supplied by us or by you, as agreed.
5.2 - Where materials or parts are supplied by us, a 10% administration charge will be added to the cost of those items. This charge covers the administrative time and costs involved in:
- Sourcing and specifying suitable items
- Ordering and procurement
- Collection or delivery arrangements
- Organising or communicating returns, refunds, or replacements
- Handling complaints or warranty-related issues with suppliers or manufacturers during the warranty period of the items involved
5.3 - We are not responsible for defects, failures, or delays caused by client-supplied materials or parts.
5.4 - Any manufacturer warranties apply to parts only and are subject to the manufacturer’s terms and conditions.
6. Access & Client Responsibilities
6.1 - You must provide safe, clear, and uninterrupted access to the property and work areas.
6.2 - You are responsible for ensuring:
- Water, electricity, and gas (if required) are available
- Pets are secured
- Valuables & fragile items are removed from work and access areas
- You must obtain any required permissions, including landlord or freeholder consent, prior to work commencing.
7. Plumbing-Specific Terms
7.1 - Plumbing systems may contain hidden defects, corrosion, scale, or non-compliant previous work. We are not responsible for failures arising from pre-existing conditions.
7.2 - Emergency plumbing work is carried out on a best-endeavours basis and may be temporary unless otherwise agreed.
7.3 - We are not liable for damage or failure caused by:
- Frozen or burst pipes due to weather conditions
- Poor water pressure or supply issues
- Old, non-standard, or incorrectly installed pipework - not installed by us
8. Cancellations & Rescheduling
8.1 - Cancellations must be made at least 24 hours before the scheduled appointment.
8.2 - Late cancellations or no-shows may result in a call-out or cancellation fee.
8.3 - Where work has already commenced, or materials have been purchased for your job, you may be liable for the costs of those materials, including any administration involved in returns or refunds.
8.4 - For larger jobs involving subcontractors, you may also be liable for reasonable administration costs incurred in organising or rescheduling those subcontractors.
8.5- We reserve the right to reschedule appointments due to illness, emergencies, severe weather, or circumstances beyond our control.
9. Workmanship Warranty
9.1 - All work is carried out with reasonable care and skill in accordance with the Consumer Rights Act 2015.
9.2 - We provide a 12-month workmanship-only warranty from the date of completion.
This warranty does not cover:
- Materials, parts, or appliances
- Manufacturer defects or failures
- Normal wear and tear
- Misuse, neglect, or lack of maintenance
- Client-supplied materials
- Work altered or interfered with by third parties
9.3 - Where a valid workmanship issue is confirmed within the warranty period, we will repair or rectify the affected work at our discretion.
10. Damage & Insurance
10.1 - We take reasonable care to protect your property; however, minor disruption or incidental damage may occur during normal works.
10.2 - Any damage caused by our negligence must be reported within 48 hours of completion.
10.3 - We hold public liability insurance appropriate to the services we provide.
11. Health & Safety
11.1 - We reserve the right to stop or refuse work if conditions are unsafe.
11.2 - You must inform us of any known hazards, including asbestos, mould, or hazardous materials, prior to work commencing.
13. Limitation of Liability
13.1 - We are not liable for indirect or consequential losses, including loss of earnings or business interruption.
13.2 Our total liability is limited to the value of the services provided, to the maximum extent permitted by law.
14. Photographs & Marketing
14.1 - We may take photographs for records, warranty purposes, or quotations.
14.2 - Photographs will not be used for marketing purposes without your consent.
15. Complaints & Disputes
15.1 - Any complaints should be raised as soon as reasonably possible to allow us the opportunity to inspect and rectify the issue.
15.2 - Both parties agree to attempt to resolve disputes amicably before legal action.
16. Governing Law
16.1 - These Terms & Conditions are governed by the laws of England and Wales.
17. Acceptance of Terms
17.1 - By booking our services or allowing work to proceed, you confirm that you have read, understood, and agreed to these Terms & Conditions.
